Retirement Block Management
Ian Gibbs Estate Management currently manages a number of retirement blocks for the over 55’s in our local area. All our sites have a house manager and emergency call services for vulnerable residents. We offer a localised approach to the management of retirement developments, believing that our relatively small yet dedicated team of staff can work in conjunction with the on-site house manager and residents to create a positive living environment.
Major Works Supervision
Where a landlord proposes to carry out works of repair, maintenance or improvement which would cost an individual service charge payer more than £250, he must, before proceeding, formally consult all those expected to contribute to the cost (under Section 20 of Landlord and Tenant Act 1985). This has the dual effect of giving notice of his intentions to the leaseholders and seeking their view on the proposed works.
Advance planning is essential to ensure that sufficient funds are available to meet the costs of the works. Ian Gibbs Estate Management is experienced in setting the correct amount to collect in reserve for major works so that leaseholders do not get any nasty surprises.
Ian Gibbs Estate Management will draw up the specification of works (alongside an in-house or external surveyor if required) and then undertake the Section 20 Consultation Process which requires that a notice of intention and estimates are sent and that leaseholders can nominate contractors. We will also inspect the works prior, during and upon completion to ensure that the specification is being met.
Ground Rent Collection
